Fresno County Agricultural Land

Fresno County – This property is about 30 acres of vacant, agricultural land about 15 miles east of downtown Fresno. The Cloverdale office was able to provide the County assessor with sales of similar tracts of ag land supporting a price per acre well below the 2010 enrolled value. The County has now corrected the enrolled value from $457,000 to $378,000, a reduction of $79,000.
We also worked on another piece of vacant land for this client, a one acre residential site up in the mountains. Our agent worked closely with the county land appraiser and worked out a two year reduction for 2010 and 2011. The roll value for each year will be reduced by $58,000 for a total reduction of $116,000. The combined tax savings for this property owner is over $2,000.
