Riverside County Vacant Land – Temecula

Today we were successful in reducing the value of some more commercial development land in Riverside County. This property is located in Temecula and has freeway frontage. It is already approved for a new hotel, with another smaller pad designated for retail. Obviously, the time to build a hotel is not now so it remains vacant, thus producing NO income.
Having just worked cases in nearby Murrieta, we were able to prove to the Assessor’s office that a reduction in assessed value was in order. The two parcels were assessed at a combined $6,600,000 with property taxes of over $70,000 paid for 2009. Through our application for changed assessment we were able to reduce the values to $5,600,000. This reduction will result in a tax refund check to our client of over $10,000!
