This week we have been working with Sacramento County on a couple large apartment properties.
The first is a 160+ unit complex in the city of Sacramento. The property is typical of a complex of this size with the average amenities, unit sizes, etc. We have filed applications for changed assessment (appeals) on this property since 2008, every year. We were successful on our 2008 appeal some time back, but the 2009 was not dealt with until this week by Sacramento County. Due to the volume of appeals filed, they appear to be very behind. Nonetheless, through our familiarity with this property from past representation along with new research and information, we were able to secure a reduction on the property from $97,000/unit to $67,000/unit, or an assessment of $11,200,000. This single year appeal will result in a total savings to our client of almost $60,000!
