Alameda Vacant Residential Land
We were able to prove a reduction in a 23 acre residential land case in Alameda County. The property was assessed at over $1,296,000. The assessor's office offered us a reduction to $1,136,000 in response to our Proposition 8 Request for Review, stating that the property could be used as a 1 acre homesite with another 22 acres behind it. After explaining that the zoning would not allow for a split as proposed, we were able to prove the value of the property to not exceed $895,000 as the acreage was simply surplus land to the existing homesite. This was a reduction of about $401,000 saving our client over $4,500.
