San Diego County Vacant Residential Land

After receiving and reviewing our application for changed assessment filed with San Diego County, we were offered a stipulation on a parcel of vacant residential land in La Jolla. The parcel was originally assessed at $1,385,000 and we were able to accept a reduction to $1,000,000 saving our client over $4,000 in property taxes in one year!

Contra Cost Vacant Residential

5 acres of land in the city of Lafayette. This case involved an undeveloped tract of land in the hills above the city of Lafayette in Contra Costa County. Originally purchased at auction in 2008 for a little over a million dollars. Because it was purchased at auction there was a small auction fee associated with the purchase and the county included this fee in the value of the land for assessment purposes. Our client retained us to appeal this decision as well as appeal the value as of January 1, 2010. The county agreed to correct the 2008 base year roll value to the actual price paid.

Riverside County Residential Land

We had a hearing on a piece of vacant residential development land in Riverside County - Menifee area. The property owner had been trying for over two years to get his property reduced but had no success. He used us as his property tax agent for a 2010 case, but was holding fast to his 2008 and 2009 cases as he felt he would be able to handle it.

Alameda Vacant Residential Land

We were able to prove a reduction in a 23 acre residential land case in Alameda County. The property was assessed at over $1,296,000. The assessor's office offered us a reduction to $1,136,000 in response to our Proposition 8 Request for Review, stating that the property could be used as a 1 acre homesite with another 22 acres behind it. After explaining that the zoning would not allow for a split as proposed, we were able to prove the value of the property to not exceed $895,000 as the acreage was simply surplus land to the existing homesite.

San Bernardino County Vacant Residential Land

We had 3 separate cases of vacant residential development land in San Bernardino County, high desert area. We were successful in each one of the appeals saving our client over $14,000. This of course after the County denying any reduction was warranted!
Project 1 was reduced from $925,000 to $715,000
Project 2 was reduced from $1,575,000 to $1,050,000
Project 3 was reduced from $1,975,000 to $1,475,000
Overall a good day in San Bernardino!
